Gutter Cleaning

Gutters only get attention when something goes wrong: water spilling over the edge in a downpour, a damp patch on a ceiling, or plants sprouting along the roofline. By then they have usually been blocked for months. Regular gutter cleaning keeps rainwater flowing where it should, protects fascias and eaves from rot and reduces bushfire risk in the leafy parts of our area. We clean gutters on single-storey homes across Pakenham, Officer, Beaconsfield and the townships to the east, and do small repairs while we’re up there.

Why gutters block

  • Leaves and bark. Gum trees shed all year, and properties around Pakenham Upper, Beaconsfield Upper, Garfield and Bunyip often have large eucalypts overhanging the roof.
  • Seed pods, twigs and nuts. These lodge in outlets and slow water down.
  • Dust and grit. Fine material washes off roofs, especially tiled roofs, and builds into sludge.
  • Bird and possum nests. Common in quieter corners of the roof.
  • Moss and plants. Once sludge collects, seeds take root.

Problems blocked gutters cause

  • Water overflowing behind the gutter into eaves and walls
  • Rotting fascia boards and eaves lining
  • Damp patches and stains on ceilings
  • Water pooling near footings, which can contribute to soil movement and cracking on clay sites
  • Rust in steel gutters from sitting water and leaf litter
  • Increased bushfire risk from dry leaves on the roof
  • Mosquito breeding in stagnant water

What our gutter clean includes

1. Safe access. We set up ladders on stable ground and use appropriate safety equipment.

2. Remove debris. Leaves, sludge and plants are scooped out by hand and bagged.

3. Clear outlets. We clear the sumps and pop-outs where gutters drain into downpipes.

4. Flush the system. We flush gutters and downpipes with water to confirm they flow freely.

5. Check condition. We look for rust, holes, sagging sections, loose brackets and poor fall.

6. Clean up. We take away debris and clean any mess on paths and garden beds.

7. Report. We tell you what we found, with photos if you’d like them.

Single-storey focus

We clean gutters on single-storey homes and low structures such as carports, verandahs, sheds and pergolas. For two-storey homes and steep or high roofs, specialist equipment and fall protection is needed, and we’ll recommend a contractor set up for working at height.

Downpipes

A clean gutter is no use if the downpipe is blocked. Downpipes can clog at the top outlet, at bends and at the stormwater connection near the ground. We flush and clear downpipes where we can reach the blockage. If the blockage is in the underground stormwater line, a plumber with drain-clearing equipment may be required.

Small gutter repairs

While we’re on the ladder we can fix minor issues:

  • Re-fixing loose gutter brackets
  • Sealing small leaks at joins and corners
  • Adjusting sagging sections so water drains towards the outlet
  • Replacing short lengths of damaged downpipe above ground
  • Fitting leaf strainers or downpipe guards

Large gutter replacements, roof repairs and anything involving the stormwater system are best handled by a roof plumber.

Gutter guards

Gutter guards reduce how often gutters need cleaning, but they don’t remove the need altogether. Fine debris still gets through, and leaves can sit on top of guards and decay. We can clean gutters with guards fitted by lifting sections where they are designed to be removed, and we’ll let you know if the guards themselves need attention.

Bushfire preparation

Parts of our service area, particularly Beaconsfield Upper, Pakenham Upper, Garfield North and the bushland edges near Bunyip, are designated bushfire-prone. Dry leaves in gutters are a known ignition point for embers. Cleaning gutters before summer is one of the simplest steps homeowners can take. CFA and local council guidance recommends clearing gutters as part of preparing your property each fire season. See our guide on preparing your property for bushfire and storm season.

How often to clean gutters

  • Every year for most homes in suburban streets with few trees
  • Twice a year for homes with nearby trees, typically late autumn and late spring
  • More often for homes in heavily treed areas like the hills, or under large gums

Gutter cleaning for rentals and strata

Property managers and landlords often include gutter cleaning in annual maintenance. We can attend vacant or tenanted properties, coordinate access, and provide photos before and after. For small strata groups, we can clean gutters across several units in one visit.

Gutter types on Pakenham homes

Quad gutters are the most common profile on brick-veneer homes from the 1970s onward, including many in central Pakenham and Beaconsfield.

Half-round gutters appear on some older and heritage-style homes.

Square-line and fascia-style gutters (often in Colorbond) are common in new estates around Officer, Officer South and Pakenham East. Some new homes have concealed or box gutters, which are harder to access and more prone to overflowing into the house if blocked.

Shed and outbuilding gutters on rural properties often feed water tanks, so keeping them clean affects water quality and supply.

Box gutters and valleys

Box gutters sit inside the roof line, often between roof sections or behind parapets. When they block, water can overflow into ceilings and walls rather than over the edge. Roof valleys where two roof slopes meet also collect leaves. Box gutters and valleys need regular checks, especially under trees. Some require roof access, which brings extra safety requirements. We’ll tell you if your roof needs a roof plumber instead.

Downpipes and stormwater

Clearing gutters is only half the job if downpipes are blocked. We check that water flows freely through each downpipe after cleaning. Blockages at the top can usually be cleared from the gutter. Blockages further down, in the stormwater pipes underground, need a plumber with a drain camera or jetter.

On clay soils across much of Pakenham and Officer, stormwater that doesn’t drain away properly can pool near foundations and contribute to soil movement. Keeping gutters and downpipes flowing helps protect your house.

Gutter guards

Gutter guards reduce how often gutters need cleaning, but they don’t eliminate it. Fine debris and gum leaves can still build up on top or slip underneath. Types include:

  • Mesh guards made from aluminium or steel, fixed over the gutter
  • Plastic guards which are cheaper but break down in UV
  • Foam or brush inserts that sit inside the gutter

In bushfire-prone areas, metal mesh guards are preferred over plastic. Check with your installer whether a product is suitable for your property’s bushfire rating. We clean gutters with guards in place where possible, or lift sections to clean underneath.

Bushfire season

Dry leaves in gutters are a fire risk during ember attack. CFA advice for properties in bushfire-prone areas includes clearing gutters before the fire season and keeping them clear. Parts of Beaconsfield Upper, Pakenham Upper, Garfield North and other hill and forest fringe areas are at higher risk. See our storm and fire season guide and check the CFA website for current advice.

Water tanks

Many properties around Pakenham Upper, Garfield, Bunyip, Tynong and Nar Nar Goon rely on rainwater tanks. Clean gutters mean cleaner water. First-flush diverters and leaf screens at tank inlets help, but they also need regular cleaning. We clean leaf screens and empty diverters while we’re on site.

Safety at height

Gutter cleaning involves ladders and sometimes roof edges. Falls from height are a leading cause of serious injury for homeowners. We use stable ladders, ladder stand-offs to protect gutters, and work safely. Two-storey homes may need extra equipment or a different approach. We won’t walk on fragile roofs or work in unsafe conditions such as high winds or rain.

What we look for while we’re up there

While cleaning, we keep an eye out for:

  • Rusted or corroded gutter sections
  • Gutters sagging or falling away from the fascia
  • Joints leaking
  • Damaged or missing downpipe brackets
  • Loose or damaged tiles or roofing visible from the ladder
  • Birds’ nests and signs of possums or rodents entering the roof

We’ll report anything that needs a roof plumber or other trade.

How often to clean

  • Homes with no nearby trees: once a year is often enough.
  • Homes with some trees nearby: twice a year, typically late autumn and late spring.
  • Homes under tall eucalypts or in bushfire-prone areas: more often, and always before the fire season.
  • Properties relying on tank water: at least twice a year, to protect water quality.

Signs gutters need cleaning include water spilling over edges in rain, plants growing in gutters, stains on fascias and walls, and pooling water near foundations.

After the clean

We bag debris and take it away or leave it in your green waste bin if you prefer. Paths and driveways under the gutters are swept or rinsed. If you’d like the paths properly cleaned, combine with pressure washing.

Booking a gutter clean

Tell us whether the home is single or double storey, roughly how many trees overhang the roof, whether you have gutter guards and whether the property uses tank water. Photos from the ground help us plan access and equipment.

We’ll confirm a time that suits the weather.

Frequently asked questions

Do you clean two-storey gutters?

We clean single-storey homes and low structures. For two-storey or steep roofs we recommend a contractor equipped for work at height.

How often should gutters be cleaned?

At least once a year, and twice a year if trees overhang your roof. Homes in the hills may need it more often.

Do you take the leaves away?

Yes, we bag the debris and remove it, and clean up any mess on paths and garden beds.

Can you fix a leaking gutter?

We can seal small leaks, re-fix brackets and adjust minor sags. Large replacements are a roof plumbing job.

Do gutter guards mean I never need to clean gutters?

No. Guards reduce the build-up, but fine debris still collects and guards need checking.

No. They reduce cleaning but debris can still build up. Check and clean periodically.

Can you clean box gutters?

Sometimes, depending on access. Some box gutters need roof access and a roof plumber.

Do you clean tank leaf screens?

Yes, we clean leaf screens and empty first-flush diverters while on site.
