A handyman for Pakenham and the Cardinia corridor
Every home has a list. A door that has started to stick, a cracked cornice, a fence paling that blew off in the last storm, a TV still leaning against the wall, gutters full of leaves and a flat-pack wardrobe in boxes. None of these jobs is big enough for a builder, and all of them are easy to put off. That’s where we come in.
Pakenham Handyman provides practical home repairs, maintenance and odd jobs across Pakenham and the surrounding district: from the new estates of Officer and Officer South, through the established streets of Beaconsfield, up into the hills at Beaconsfield Upper and Pakenham Upper, and east along the highway to Nar Nar Goon, Tynong, Garfield and Bunyip. We work for homeowners, tenants, landlords, property managers, farms and small businesses.
Send us your list through the free quote form, add a few photos and we’ll tell you what’s involved.

A region of contrasts
Few parts of Melbourne’s fringe are as varied as this one. Within a short drive you move from new estates with steel-framed project homes and Colorbond fences, to post-war weatherboards with sash windows and deep verandahs, to bush blocks in the foothills and dairy farms on the drained swamp flats. Each type of property has its own common problems, and a good handyman needs to understand all of them.
New estates
In Officer, Officer South and the eastern and southern estates of Pakenham, homes are new or nearly new. Owners want the finishing touches: TVs mounted, blinds fitted, shelving added, furniture assembled and outdoor areas set up. In the first few years, settling brings cornice cracks, doors that stop latching and silicone that splits. We take care of these and tell you if something should go back to your builder under warranty.
Established suburbs and townships
Central Pakenham, Beaconsfield, Garfield, Bunyip and Nar Nar Goon all have older homes with character. Timber windows need sash cords and sills repaired, doors bind in frames that have moved, floors squeak, verandahs weather and bathrooms need regrouting. We repair carefully and keep original features where possible.
The hills
Beaconsfield Upper, Pakenham Upper and the northern parts of Nar Nar Goon, Tynong, Garfield and Bunyip are bushfire-prone, leafy and often steep. Gutter cleaning, ember sealing, deck repairs and safe access on sloping blocks are everyday work here.
The flats and farms
South of the highway, wide open land brings wind and wet winter ground. Fence posts rot, gates sag, shed doors blow off their tracks and flyscreens tear. We repair fences, gates, sheds and verandahs and fit hardware strong enough for the conditions.

Clay soils and cracking
Much of the district sits on reactive clay that swells in wet months and shrinks in dry ones. That movement shows up in homes as fine cracks above doors and windows, cornice gaps, sticking doors and gaps under skirting. We patch fine cracks and adjust doors. Wide or growing cracks, or cracks in brickwork, should be assessed by a builder or engineer first. Keeping garden watering steady and directing downpipes away from footings helps reduce movement.
Bushfire and storm preparation
Fire and storms are part of life here. Before summer we help homes in bushfire-prone areas by clearing gutters, sealing gaps, fitting metal mesh, adding door seals and clearing combustible material from around and under homes. After storms we repair fences, gates, gutters and screens. We don’t assess Bushfire Attack Levels or certify compliance. Read our storm and fire season prep guide.
For landlords and property managers
Pakenham and Officer have large rental markets. We help agents and landlords with routine repairs, condition report items, end-of-lease work and minimum standards items within handyman scope, with itemised invoices and photos. See property managers.
For businesses
Shops, offices, clinics, childcare centres, clubs and rural businesses need maintenance too. We install shelving and signage, repair doors and closers, patch and paint and assemble furniture. See commercial handyman.

For older residents
Many people want to stay in the homes they love. We fit grab rails, handrails and lever handles, remove trip hazards, change high light globes and take care of gutters so ladders stay in the shed. See aged care and disability rails.
How it works
1. Tell us what you need. Use the free quote form, list the jobs and attach photos if you can.
2. We reply with a clear quote. We explain what’s involved, what’s in scope and what might need another trade.
3. We book a time. We arrange a visit that suits you and group jobs to make the most of it.
4. We do the job properly. We protect floors and furniture, work tidily, clean up and explain what we’ve done.
Why choose us
- Local knowledge. We understand the clay, the wind, the hills and the mix of housing across the district.
- One visit, many jobs. We’re set up to work through a mixed list rather than a single task.
- Honest advice. If a job needs an electrician, plumber, builder or other specialist, we’ll say so.
- Tidy work. Drop sheets, dust control and a proper clean-up are standard.
- Clear communication. We turn up when we say we will and keep you informed.
What we don’t do
We don’t do electrical, plumbing or gas work, structural building, roofing beyond small items, tree felling or asbestos removal. These need licensed or specialist trades, and we’ll point you in the right direction.

Guides and resources
Our home maintenance guides cover practical topics for homes in the area, including fire and storm preparation, settling cracks, preparing for rental inspections, choosing wall fixings and planning a handyman visit. You can also browse our gallery and frequently asked questions.
The jobs we’re asked for most
Across hundreds of small requests, a handful of jobs come up again and again in this district. Here’s what they involve and what to expect.
Sticking and dropping doors
Doors are probably our most common request. On clay soils, frames move with the seasons; in older homes, hinges wear and screws loosen; in new homes, settling pulls frames slightly out of square. Before planing anything, we check the hinges and the frame, because tightening or packing a hinge often fixes the problem without removing timber. If we do plane, we seal the cut edge so it doesn’t swell again. We also replace locks and handles, fix sliding wardrobe and patio doors and hang new doors trimmed to suit the frame.
Holes and cracks in walls
Door handles punch holes, furniture dents corners, hooks and screws leave marks and settling opens cracks. Small holes are filled and sanded; larger holes get a backing piece or a new section of plasterboard, taped and set. Fine cracks are opened slightly, filled with a flexible compound and taped if needed. A good patch disappears once painted, so we feather the compound wide, sand smooth, check it under a low light and prime before touching up.
Fences and gates after wind
Northerly winds before a cool change, and westerly fronts in winter, test every fence in the district. Palings blow off, rails crack, posts lean and gates drop on their hinges. We replace palings and rails, re-set or replace posts, re-hang gates and fit stronger latches and gate stops. On rural properties we repair post-and-rail fences and farm gates as well.
Gutters full of leaves
Under tall eucalypts in the hills, gutters can fill within weeks. Blocked gutters overflow into eaves and walls, rot fascias, rust out and become a fire hazard in summer. Even in the suburbs, gutters need clearing at least once or twice a year. We clean gutters with suitable access equipment, check downpipes and send photos of any damage.
TVs, shelves and flat-pack
Moving into a new home means boxes, brackets and bare walls. We mount TVs securely on timber or steel frames, tidy cables, hang mirrors and art, fit shelves and curtain rods and assemble everything from beds and wardrobes to trampolines and garden sheds. We use detectors before drilling and take packaging away if you’d like.
Decks that need attention
Decks weather quickly in full sun or deep shade. We replace split and rotten boards, re-fix loose ones with new screws, repair steps and handrails, check balustrades and wash and re-oil timber. We’ll tell you if joists, bearers or posts need a builder.
Rental and end-of-lease lists
Condition reports often generate a list of small items: patched holes, touched-up paint, replaced silicone, a torn flyscreen, a loose towel rail, a cupboard door out of line. We work through the list in one visit and provide itemised invoices and photos.
Getting the most from a handyman visit
A little preparation makes a visit faster and more effective.
- Make a complete list. Walk through the house and yard and note everything, however small. It’s more efficient to group jobs than to book separate visits.
- Take photos. A wide shot and a close-up of each job help us quote accurately and bring the right materials.
- Measure where you can. Door sizes, shelf lengths, TV sizes and wall widths all help.
- Have materials ready. If you’ve bought a TV bracket, blinds, a vanity mirror or furniture, tell us the brand and model so we can check instructions beforehand.
- Clear the work area. Moving fragile items and furniture away from walls saves time.
- Tell us about access. Gate codes, steep driveways, dogs, livestock and parking all matter, especially on rural and hills properties.

Safety and quality
We use the right tools and fixings for each job, follow safe work practices on ladders and roofs, and won’t work at height in strong winds or heavy rain. We use stud and cable detectors before drilling, and we stop to talk to you if we find something unexpected, such as rot behind a fascia, a crack that looks structural or material that may contain asbestos. Homes built before 1990 may contain asbestos cement sheeting, and we won’t cut, drill or sand it. Older paintwork may contain lead, so we take care when sanding and advise testing where it matters.

Maintenance through the year
- Spring: check fences and gates after winter, service flyscreens, wash and oil decks and begin bushfire preparation in the hills.
- Summer: keep gutters clear, remove combustibles from around homes, secure outdoor furniture and shade sails before storms.
- Autumn: clear leaf drop, check silicone, door seals and window seals before the cold weather.
- Winter: watch for damp, mould and condensation, check drainage on clay soils and look for rotting posts in wet ground.
Many owners book a scheduled property maintenance visit each spring and autumn to stay on top of it all without giving up their weekends.
About our photos and information
The photos on this site are illustrative and show the types of work and materials involved; they aren’t records of particular jobs. We don’t publish prices because every job is different, and we’d rather quote properly on your actual list.

Working with tenants and owners together
In rental homes, we’re often coordinating between a tenant who lives there and an owner or agent who approves the work. We confirm access times with tenants, respect their home and belongings, and report back to the agent with photos and notes so everyone knows the work has been done. Tenants should always check with their landlord or agent before asking us to drill into walls or make changes.
If you’re not sure whether a job is right for a handyman, ask anyway and we’ll give you a straight answer.
